The Principal Designer Roles
Clients have increasing responsibilities and are required on most projects to appointment both a Building Regulations – Principal Designer (BR PD) and CDM Principal Designer to ensure proper consideration of all Building Regulations and Health and Safety aspects.

Building Regulations – Principal Designer
The appointment of a BR PD is required for all construction projects, from small domestic extensions to complex multi-million-pound developments. If your project is classed as a ‘Higher-Risk Building’ under the Building Safety Act 2022 (BSA22), then additional requirements apply. As the BR PD must have full oversight of the design process the architect most commonly fulfils this role.

We have been performing the role successfully on projects and we are delighted to currently be providing the BR PD service on the majority of our projects, ensuring that Clients meet their responsibilities under BSA22.
We have evolved a series of rigorous systems to discharge responsibilities and satisfy BSA requirements.

HRBs and smaller projects

We have a long track record of working with existing buildings and buildings that come under HRB designation.
HRB projects have more onerous requirements both for clients and the BR PD role. We can help discharge these along with provision of our architectural services on HRBs.

These include minor works on HRBs such as:
– Extension – side or roof extensions
– Conversion of redundant parts (basements etc)
– Alteration of layouts etc

Expertise

Our BR PD services are led by James Beazer who is registered RIBA Principal Designer (HRB).  He is qualified to work on both standard as well as HRB projects. He also sits on the board of the ATLG, which is the industry lead for architects and designers in driving improvement in the UK construction industry.

CDM – Principal Designer
We carry out the CDM Principal Designer role and work with specialist CDM Co-ordinators to ensure all the Client statutory requirements are met.
