1. The site is 1 mile from Stratford International
2. The site is 500m from 2012 crossrail link at Forest Gate
3. Note that the site has a large south facing garden. the plot size is deeper than ther existing building.

Value
1. Planning permission is for 165sq.m of live work floorspace. You must make your own enquries for sq,m floor values in the area and note that these would be slightly discounted for the current state of the Mews. This is reflected in the asking price for the site.
2. A smaller adjacent plot with no garden and no planning permission sold in April 2009 for £100,000
3. As a rental investment, we would expect to achieve a rent on the property of £650 pcm
4. Yield at current asking price would then be 7.8% for a site that has benefit of planning permission and general aera uplift
