92 NEW CAVENDISH ST, LONDON W1 The brief for the project was to convert four floors of office to five new flats and add additional accommodation with a mansard extension. All this had to be done whilst the bottom two floors were in occupation. The buildng is single aspect which made the desgin of the flat layouts tricky especially as the occupied ground floors limited the options for service routes. The area of the project was 540m2 including additional 70m2 of mansard. |

With over four metres head height we introduced a mezzanine which created additional space above the entrance bathroom and kitchen area. In the bedroom the wardrobes concealed a smoke lobby. |

A generous one bedroom flat with a balcony over the entrance of the building. The flat benefits from high ceilings. |

Flat 3 was formed with the mansard extension, providing enough space for a generous three bedroom flat with 1 ensuite bathroom and one other. | |||

A one bedroom flat with glass blocks in wall to allow light through to the entrance hall. The kitchen is directly off the living occuping the dark part of the plan and enabling hte single aspect to achieve efficent use. |

The top floor maisonette hasan airy light feel with 3 bedrooms and 2 bathrooms including one en-suite. The living room has dual aspect with the kitchen off to one side. |

| Construction process | |||

The construction was difficult. Firstly the bottom 2 floors were in occupation and secondly there was no space on site for facilities or storage. On top of this the road outside is a busy bus route. |
