New house with steel frame and facade retention

CREATING A NEW HOUSE
Formed by combining an existing dwelling with dentist's surgery

The brief was to create a generous three bedroom family dwelling with outdoor space.

Extra space was achieved by excavating at basement level . By creating a void to the formal ground floor reception room, natural light was provided to a well proportioned basement kitchen and living room. Two bedrooms and bathrooms were created on the first floor. Second floor accommodation is given over entirely to the master bedroom, dressing room, ensuite bathroom and discreet roof terrace.

The area of the project was 540m2 including additional 70m2 of mansard
Service - Architect s drawings including site, tender & planning .

  Ground floor - Living area

Images show the void at ground floor to accommodate stairs and bring light to basement.
Below right is entrance hall way - garage wall with recessed wall lights is skewed so that
hallway becomes more than mere circulation space

Lower ground floor - kitchen & dining area

Excavation of basement enables creation of generous family
room. Structural steel frame articulated along spine wall.
Hidden within stairwell is generous utility and service space.

  First Floor - second bedroom
A spacious second bedroom with walk in wardrobe and ensuite
bathroom with wet room walk in shower

  Top floor - main bedroom
The biggest master bedroom we've ever designed! The entire second
floor is given over to one high ceilinged bedroom with a large
dressing room, en-suite bathroom and roof terrace to host the perfect
romantic soiree...

  Top floor en suite bathroom

A beautifully proprtioned naturally lit master ensuite with free standing bath, separate
stone shower and custom made vanity furniture.

  Terrace

Outside space is critical for the house but this was difficult to achieve. We created an
initmate and private terrace attached to the bedroom and also accessed from the main stair
for social occasions. Privacy was achieved via a raised rear wall with a series of sand blasted
windows.

  Construction Process
And this is what it looked like shortly after we started on site.
We did contemplate reapplying for creation of a new cathedral
but resisted the temptation. As with every refurbishment, the
stripping back of the existing building reveals an intriguing
collage of past works.
